Most of what makes a manager hard to trust is the money: a percentage that rises with your rent, a quiet margin on every repair, a contract you cannot leave. We charge one way and one way only, and you can walk at a month's notice. These are the terms in full.

Duo is Manoj and Monika. We have managed rental property in the Dallas–Fort Worth area for close to ten years, and we currently look after twelve homes.

Every home we manage is one we know in detail — the age of the roof, the condition of the AC, the history with the tenant. When you call, you reach one of us, and we already know your house.

That is how we work whether we are looking after your first property or your fifth, and it is what every owner who comes to us gets from the start.

  • You deal with us directly. No account managers, no call centre.
  • We answer our own phone. Including evenings and weekends.
  • We are accountable by name. Our reputation locally is the business.
Services

What we do

Everything involved in running a rental property, handled by the two of us.

Regular inspections inside and out, documented with photographs. The point is to find problems while they are still small and inexpensive to fix.

We run the letting process from listing through to move-in, including screening, lease drafting and renewals. Listings and showings are carried out by a licensed Texas realtor, whose commission is typically 75–100% of one month's rent and is billed to you. We take none of it, and we have no preference over which realtor you use.

We scope the work, obtain quotes, supervise the job and inspect it before signing off. Work is billed to you at cost. We add no markup and no coordination fee, and you are welcome to use your own tradespeople instead of ours.

The large, expensive jobs that most management companies hand straight back to the owner. We assess the damage, advise whether it is a repair or an insurance claim, prepare and pursue the claim, meet the adjuster at the property, and hold the contractor to the scope you agreed.

Every expense logged by date with the receipt attached, and payments evidenced with a bank statement screenshot. It all sits in a shared Google Drive folder you can open at any time, from any time zone, without asking us for it.

Most owners find out what their policy actually covers on the worst possible day. We help you understand it beforehand, and we will tell you plainly when a repair ought to be claimed rather than paid for.

We are not licensed realtors, attorneys or insurance adjusters. Where a job requires one, we say so and bring in the right professional.

An owner living in India had a rental in Euless whose air conditioning finally failed. He did what any careful owner does — collected several quotes — and then hit the real problem: no way to tell which of them was honest, and nobody on the ground he trusted to ask.

We put him in touch with a licensed technician we have worked with for years and had a new Carrier system installed for less than the lowest quote he had been given.

Roof replacement, and the claim behind it

Hail damage is the single most expensive thing that happens to a DFW rental, and the part owners get wrong is the claim, not the roof. We assess the damage and tell you honestly whether it is a repair or a claim.

If it is a claim, we prepare it, meet the adjuster at the property, gather competing quotes, supervise the work, and inspect it against the scope you approved before anyone gets signed off.

The turnover between tenants

The weeks between one tenant leaving and the next arriving are where rental income quietly disappears. We use them: condition report and photographs, the repairs that are worth doing before a viewing, paint and flooring where it changes what the home will let for.

What we charge

Nearly every manager in Texas takes a percentage of your rent. We take a flat fee. Drag your rent and watch what that actually means.

Above about $1,875 a month, our flat fee is the cheaper arrangement — and the gap widens every year your rent rises.

You keep $600 to $1,200 a year that a percentage manager would have taken.
